3. Do not tamper with electrics or gas. If you smell gas, call Gas emergency: 0800 111 999 orElectricity emergency: 0800 40 40 90. Be safe.

Help maintain a good atmosphere

4. Vacuum your air vents every six months – keeping air vents dust free ensures greater efficiency and helps improve air quality.

5. Keep trickle vents on double glazed windows open. The air needs to flow though double glazing to prevent mould and condensation, which is much better for your health.

6. Mould and condensation are caused by poor ventilation and excessive moisture. Never dry clothes on radiators and open the window when showering.

Save money

7. Set the timer and temperature on your hot water and heating to save energy and money.

8. Report all repairs as soon as you can. You may be liable for additional or preventable damaged caused as a result of ignoring a repair.

  Protect your assets

9. Make sure you have contents insurance to safeguard your personal belongings and electrical equipment. The landlords' insurance will not cover you.

10. Ensure you have signed a copy of your deposit certificate in a government approved scheme. It is your protection regarding the return of your deposit. Also check the inventory when you move in, making any amendments before signing it. This can help safeguard both tenant and landlord during any deposit disputes.
